It makes sense to create and develop an Asset register database, our services include keeping an asset register as part of our STRATA Management strategy; the asset register database is built to maintain site integrity and support the services we offer. Our Team develops the asset register to form a control document from which we can source information to improve building performance, monitor budgets and accounting, and track maintenance costs.

In this respect we have developed and successfully used tailor made RFPs for use in the selection and assessment of sub-contracted services, which includes security, cleaning (internal & external) should be required and other specialist services such as landscaping, M & E, and at all times seek multiple quotations for works to be undertaken.

We seek to identify every conceivable opportunity to decrease the operational costs of the building. Assuring such systems as the capacitor banks are fully operational. We rely upon the Building Management System (BMS) to identify the efficient operation of the buildings’ systems.
With our in-house maintenance team, we at Emirates Properties designed different service structures to meet with day to day maintenance requirements and that’s what makes us a reliable Property Management company in the region.
As the manager, we have always been available to matters requiring escalation through the systems and standard operating procedures defined between the security team and our executive management team. Should a matter be escalated the relevant senior member has and will always be available during such emergencies 24/7.
