We have enhanced and integrated procedures for the scheduled Move-in to ensure safety and convenience to all residents as well as to the new tenants, all tenants should get permission to move their furniture into the building after a successful tenancy contract attestation with the related authorities, and our team will support all new tenants to move in with ease and safety
Emirates Properties provides a bespoke service designed for the needs of our clients. In this respect we have developed and successfully used tailor made RFPs for use in the selection and assessment of sub-contracted services, which includes security, cleaning (internal & external) should be required and other specialist services such as landscaping, M & E, and at all times seek multiple quotations for works to be undertaken.
For the renewal and the termination of the contract, we follow deferent procedures based on each scenario, normally we send notice 3 months before the contract expiry date in hard copy to be handed over to the tenant through the security of the building, email & SMS to remind the tenant on the expiry date of the contract, and to grant the confirmation whether the tenant wants to renew or vacate the property
At Emirates Properties, we deal with each scenario differently, accordingly, we designed a separate procedure that suits each case aside, whether it is a normal exit at the expiry of the tenancy contract, early termination, force exit, or eviction.
INSPECTION & REFURBISHMENT PROCEDURE
To keep occupancy rate at a high level, once tenant vacate the property and with immediate effect, we start the inspection, report damages, and start refurbishment
With our In-house legal department, there is no delay in proceeding with any legal procedure, and we act on behalf of our clients in pursing any legal case that related to their property
All financial activity is tracked, we generate a detailed semi-yearly and annual financial report that includes tenants’ statements as well as the profit & loss reports and tax statements of your property at the beginning of each year, as well as accurate details of all matters relating to the value of rent, cheques and future payments, which make it easier to monitor the cash flow progress throughout the year
Emirates Properties shall actively work to reduce the risk of accidents or unexpected incident damaged and will make recommendations to the Client in respect of all insurance matter relating to the building
WORK WITH REGISTERED BROKERS
Vacancy update will be shared internally, along with the external registered agencies for quick renting, and to improve occupancy in your property which will impact on the building income as well
